Every project has its own people, decisions, and working relationships.

Why have someone between me and the builder?

A complex home project involves many decisions while you still have a life and other responsibilities to manage. This role gives your priorities consistent attention: someone asking for explanations, raising difficult questions, and following up with the team. The potential value is in less stress, better-informed decisions, and fewer preventable misunderstandings and delays.

What do you mean by owner representation?

A defined role focused on the homeowner’s priorities and experience. I help clarify questions, explain project information, document decisions, and follow up with the team. The exact responsibilities are agreed through Meade Building for the project.

Can I engage the service if another contractor is building my home?

Yes. Meade Building can discuss providing this support on a project built by another contractor. The role, communication, access to information, and relationship with the builder and designer are agreed before work begins.

Is this service for homeowners or builders?

Both. A homeowner may want help staying informed and keeping priorities visible. An off-island builder may want a local client liaison for a Vashon project. We clarify who is engaging the service and how the homeowner and team will work together.

Is Carlos independent of Meade Building?

The service is provided through Meade Building. My role is to bring the homeowner’s perspective into the work and be willing to ask difficult questions. That company relationship is made clear from the start.

Will you manage the construction crew or give technical direction?

The appointed builder retains construction responsibility and technical direction. This service focuses on the homeowner’s priorities, communication, budget explanations, decisions, and agreed coordination. Technical and design questions go to the responsible professionals.

How do you help with the budget?

I help organize and explain the budget information the project team provides, distinguish costs and commitments, ask what has changed, and track unresolved questions. The scope defines the information available and the level of support. This is not a formal accounting audit.

What if I am unhappy with something on the project?

Start by explaining what concerns you and what outcome you expected. I help make the concern specific, identify the person who can respond, and keep the question and agreed next steps visible. The aim is a clear, direct conversation with the team.

How often will we meet or receive updates?

The cadence is agreed for the project. We discuss meeting frequency, written updates, site involvement, who is included, and what to do when a question needs attention between regular check-ins.

How is the service priced?

The fee depends on the agreed scope, project stage, expected time and involvement, meetings, site presence, deliverables, and duration. We discuss those needs and agree the fee through Meade Building before work begins.

Can you guarantee the budget or completion date?

No fixed budget or completion guarantee is made by this service. I help make the current information, changes, commitments, and unresolved issues visible so the homeowner and project team can make informed decisions.

What should I bring to the first conversation?

A brief description of the project, its location and stage, who is building and designing it, what concerns you, and the support you are looking for. Existing plans, a current budget, or a schedule can provide context if available.

Do you offer support outside Vashon Island?

This website focuses on Vashon projects and the value of having someone local. If your project is elsewhere, describe it in your inquiry so we can discuss whether the role and logistics would make sense.
